Current Market Snapshot: Buyers win, for now
Rates are at their highest in about a year, and the market is feeling it. Almost half of active listings have had at least one price reduction. Buyers maintain leverage in negotiations, particularly where listings are hitting average days on market, which is currently 121 days. Prices are still falling, but leading indicators (tightening inventory, a rising market action index, etc.) all point toward the buyer window starting to narrow. If rates are your only concern when it comes to buying, keep in mind seller concessions can help mitigate this. With inventory down 14% since last month, buyers may not maintain this competitive edge for long.

This past month featured some amazing memories, including one of the best trips I've ever taken, and my most successful event yet.
July began with some much needed time back in Washington with family for the 4th. Getting out of the heat was a welcome break, and reminded me of how much I have an appreciation for traditions.
Speaking of tradition, it has been an incredible journey building our community here at our happy hours each month. This past one yielded 60 (!!) attendees, and was absolutely the most fun one to date. Special thank you to my wonderful friends at Sorrento for hosting such a special gathering of us all. Thank you to everyone who is making the community such a fun, welcoming, and consistent group for everyone to show up as their authentic selves. I hope I continue to see you all there.
I also took my first real vacation since starting my new career: a trip with my girlfriends to Tulum, Mexico. It was such a beautiful place to enjoy with my closest friends, and was a great opportunity for me to practice and use my Spanish, which is a skill I hope to hone into fluency one day.
