Current Market Snapshot: Savvy Buyers Winning

Rates remain high as the Fed tries to combat inflation. Prices have continued to soften since last month, and days on market continue to increase, at 121 days on average. Buyers who aren't in a rush maintain leverage in situations where sellers grow desperate to sell. Rate concerns can be mitigated through creative offers that include concessions to the buyer, or through uniquely positioned buyers with means to make cash purchases. Inventory and median price both have been trending downward, as many potential sellers hold off on listing their home, also due to fears surrounding rates.

What was I up to in June?

June was filled with a mix of emotion, from the joy of purchasing my own home, to the grief of letting go of the one I grew up in.

June started off with a bang: I closed on my own home purchase here in Scottsdale, where I'm thrilled to have gotten an amazing deal on a place I can see myself putting some real roots down in. Now we begin the tumultuous journey of some renovations before I can finally get moved in and settled with my cat, Rooster!

On the flip side, it's also finally time for my family to sell the house in which I grew up. The place I've thought of as "home" for the past 30 years. I took an emotional trip back up to Washington to honor and say goodbye to the house that will always hold a special place in my heart. It's been an important time of reflection; the real estate industry is much more rooted in emotion and sentiment than many people are willing to admit on a regular basis. It's important to take care with ourselves during periods of transition.

This month I also had the privilege of being a part of the wedding for two of my closest friends from my time living in Pullman, WA. It was a beautiful weekend and a reminder of the importance of love, friendship, and community. Something I have been cherishing in my new home here in the desert.
