Active listings in Scottsdale are up compared to last year, though median sales price remains relatively flat or has softened. Average days of market remain high, particularly at higher price points. Homes that are present and priced well in desirable locations are still moving much faster than reported averages for days on market. Market activity has shown some pickup as rates eased and listings increased, though many homes still take longer to sell.
BUYERS:
The week of October 12-18 (and surrounding weeks) is predicted to be the BEST week to buy this year, from a new study by realtor.com. Increased inventory, slower sales pacing, and chances for lowered prices make October a great time to consider buying if you've been waiting.Sellers are making above average levels of concessions, and these won't last once the market shifts further.
SELLERS:
Inventory is up significantly over last year, meaning more sellers are re-entering the market. Listing need to be presented and priced well to capture attention and secure a buyer. Come prepared to be patient and to offer concessions if necessary to close a deal on a shorter timeline. If you're on the fence about selling, it may be worth waiting until the market shifts more towards the sellers' favor.
