Current Market Snapshot: Inventory tightening

While 40% of active listings in Scottsdale have had at least one price reduction, median list price has stagnated, and inventory continues to drop. As homes sell without many new listings popping up to replace them, the optimal window for buyers to maximize leverage may be closing as summer winds down. Rates have held steady, and if inventory continues to trend downward, buyers may lose their competitive edge in negotiations.

What was I up to in August? 

August has been an absolute whirlwind (a hot one) that I finished off by howling with the wolves (literally). 

 

The past few weeks have flown by, I've been consumed by a bathroom remodel, helping two wonderful clients close on their home purchases, and a few quick trips sprinkled in on top! 

 

This month I have been reflecting a lot on the importance and comfort of having community, people who you can rely on and trust to take care of you or others. It truly brings me joy to be able to take care of my people, either myself or by connecting them with a trusted expert. My monthly happy hour has become the physical manifestation of that goal. Thanks to all who've contributed to making it such a success.

 

The photo below is a kiss from the stunning Luna, a wolf at the Sedona Wolf Sanctuary. My visit there was transformational. The people at the sanctuary are truly stewards of these incredible creatures and the sacred land on which they reside. Would love to talk more about my experience next time I see you if you're curious!
